Heating and Ventilation

Heat and Hot Water

Heat Interface Unit (HIU)

Metropolitan is your heating, cooling and hot water supplier and they are responsible for generating this at their Energy Centre before it is delivered to your home through their network.

You shall be supplied with a heating service provided by a low carbon site wide District Heating system. The source of heat shall be from an on-site dedicated Energy Centre.  The estate’s heating system shall provide heat via a site district pipework network system emanating from the energy centre and terminating at a heat interface unit located within the Service/ Utility Cupboard of each apartment.

The heat Interface unit shall be the responsibility of the occupier and is the demarcation point between the Landlord system and the occupier. Each HIU shall have heat meters to give the Estate’s management team the capability of providing metering and billing services.

The Heat interface unit shall then provide space heating to the underfloor system and instantaneous hot water to the domestic and sanitary appliances.

Underfloor heating shall have their main manifold located in the utility cupboard and thermostatic controls to provide comfortable levels of heating within each habitable area.

Metropolitan is your heating and hot water supplier. They are responsible for generating the hot water at their Energy Centre before it is delivered to your home through their network.  Metropolitan Maintains the network up to and including the HIU in your home.

As the homeowner, it is your responsibility to maintain and repair the heating equipment in your home beyond Metropolitan’s HIU. This includes your taps, radiators, underfloor heating, thermostats, and programmers.

The HIU has been set to work automatically and should not be tampered with.

Underfloor heating

Your home has been fitted with a screed embedded ‘wet’ underfloor heating system throughout (except bathrooms where the underfloor heating is electric) arranged in zones and controlled from a central manifold located in the utility cupboard.

With this system the floor itself becomes the heat emitter and the heating of the room is from the floor up. The radiant heat provided by a floor system will take a little time to reach the required temperature but will give a comfortable heat.

Please be advised that we have provided you with a 100mm exclusion zone from the skirting to where the underfloor heating system begins. Under no circumstances should you drill holes in the floor as this will potentially damage the pipes and cause a leak.

Maintenance

Your underfloor heating system requires virtually no routine maintenance. However, it is recommended that you check the pressure at the gauge on the manifold every few months. This should read between 1 and 2 bar.

If the pressure is low, it can be topped up using the ‘quick fill’ hose below your HIU. It is advised that this is carried out by a qualified plumber.

Thermostats

Thermostat

This is the thermostat that controls the temperature in your apartment, operating both the underfloor heating and comfort cooling units. You will find one of these controls in every room of your home, bar the bathrooms and ensuites which are controlled via the main control panel.

The HIU and CIU and all equipment up to the unit located in your utility cupboard is the responsibility of Metropolitan. This also includes the servicing of the unit which is covered within the service charge paid to Metropolitan.

Fan Coil Unit

The fan coil units serving your living area and bedrooms provide comfort cooling to your home via the grilles in the ceilings. They can be controlled via the thermostat in each room.

The units themselves are situated above the ceiling void and can be accessed via the access hatches in the ceiling. The filters at the back of the fan coil units should be cleaned 6-12months. The easiest way to do this is with a vacuum cleaner.

Towel Rails

Wall mounted electric towel rails are installed within the bathrooms and unsuits, these are isolated by an on/off switch located in the hallway for the main bathrooms and in your bedroom wall for en-suites. They are operated via the Zennio controller located in the utility cupboard, where you simply switch them on/off, if left on they automatically turn themselves off after 2 hours. They are provided to warm the towels so the temperature will be lower than standard radiators as they are designed.

Mechanical Ventilation Heat Recovery System (MVHR)

The ventilation system installed in your home uses a centralised fan unit to draw stale, moist air and odours from your rooms and removes it through ceiling mounted grilles. This stale air is then replaced with clean, fresh air from outside. As the stale air is extracted, a heat exchanger within the unit transfers up to 90% of the heat into the supply air entering the home.

The ventilation system should be left to run continuously on the normal setting 24 hours a day. The system will automatically boost to a higher extract rate when one of the control devices is activated. A manual boost switch is also provided if a higher level of ventilation is required at any other time. For further information, please refer to the manufacturer’s instructions.

Filters should be cleaned every 3- 6 months and replaced every 12 months. The system should be serviced annually. Please ensure you do not tamper or adjust the ceiling vents.

As the homeowner, it is your responsibility to ensure Maintenance and Servicing is carried, out as and when required, in line with the manufacturer’s instructions.

There is a summer & winter program set up for the MVHR units, there is a switch is located in the utility cupboard and is clearly labelled, “summer / winter” to switch between the settings, when in the winter setting this stops the MVHR drawing freezing air into the apartment, see photo below of the switch.
